Why now isn't the time to sell – and how a reverse mortgage can be used to free up equity instead

New figures released on 1 September 2026^ confirm the property market correction is picking up pace. PropTrack data shows national home prices fell for a fifth straight month in August, with capital cities now 3.6% below their March peak. Cotality's figures point to a sharper pullback, a 0.9% national fall in August, also cited as the fifth consecutive monthly decline.

For homeowners aged 60 and over who are thinking about selling to access some of the wealth tied up in their home, it might be worth pausing. Selling into a falling market means accepting tomorrow's potentially lower price. Both reports suggest further falls are likely over the coming months as interest rates and tax policy uncertainty continue to weigh down buyer confidence.

There's also the reality of what selling means at this life stage: leaving a home and community that may hold decades of memories, and taking on the cost and disruption of moving. For those planning to downsize into a unit or apartment, that segment of the market is holding up. In other words, houses have lost more value than apartments.

Unless you really need to sell your home, a reverse mortgage can offer another path. It allows homeowners aged 60 and over to access some of their home's equity as a lump sum, a regular income stream, or a combination of both, while continuing to live in their home. There's no need to sell and no requirement to make regular repayments. The loan is repaid when the home is eventually sold.

In a market where prices are under pressure, staying put and accessing the money in your home through a reverse mortgage means you aren't locking in a lower sale price today. It also means you keep the full benefit of any future recovery in your home's value, since you retain full ownership throughout.
